How to make your driveway and drainage last twice as long in Narre Warren: the maintenance schedule

What is actually attacking your ground in this part of Casey

The clay belt from Hallam through Endeavour Hills, Hampton Park, Narre Warren South and into eastern Cranbourne is reactive Newer Volcanic clay, Class M through to H1 under the Australian residential slabs and footings standard. It swells and shrinks roughly 30 to 50mm between a saturated August and a dry February. Nothing you do will stop that. What you control is whether the movement is even across the whole footprint or lopsided, because it is the lopsided version that cracks brickwork and jams doors.

Add the rainfall pattern. Casey gets 700 to 800mm a year, heavily loaded into May through October, then two hot dry months that pull the moisture straight back out. Add mature eucalypts, which draw an enormous volume of water out of clay in summer. What voids a warranty, and what we would not charge you for

Domestic Building Insurance in Victoria covers structural defects for 6 years and non-structural defects for 2 years, and the Building Act sets a 10 year limit on building actions from the occupancy permit. Inside those windows, the fastest way to lose an argument with a builder is to have changed the drainage the house was designed with. Filling up against the slab so the exposed edge disappears, removing or burying agricultural drains, redirecting a downpipe into open soil, letting water pond within a metre of a footing, or excavating beside a footing below the line where its load spreads into the ground will all get pointed at first. Keep your plans, your soil report, your permits and any compaction results in one folder, and photograph the site before and after any landscaping.

Driveway and paving warranties fail the same way. Most domestic slabs are designed for cars and a light van, not for a loaded skip truck, a concrete truck or a crane outrigger. If a builder or a pool company needs heavy plant across yours, get it in writing who pays if it cracks, and put steel plates or timber bearers down first.

Every 2 to 3 years, and yearly if you have gums or a lot of silt from nearby construction. A slotted pipe wrapped in a geotextile sock and laid in clean aggregate lasts 20 to 30 years; the same pipe laid without a sock straight into clay can silt up in 8 to 15 years.
