Roughly two zones. North-west Casey (Endeavour Hills, Hampton Park, eastern Hallam, parts of Narre Warren North) sits on highly reactive Newer Volcanic clay — Class M to H1 under AS 2870, 30-50mm seasonal swell. South-east Casey (Cranbourne, Cranbourne South, Clyde, Officer) is mostly Class P to M silty-loam over sandy clay — much more forgiving but with deep groundwater issues in parts of Clyde. We confirm classification from the geotech report or do a hand-test at the site visit.

Bulk earthworks over 100m3 of cut/fill, or work in a Vegetation Protection Overlay (parts of north Berwick, Endeavour Hills), Significant Landscape Overlay or Heritage Overlay (parts of central Cranbourne), needs a planning permit lodged with City of Casey before excavation starts. Commercial sites follow AS 3798 with mandatory geotechnical supervision.

Workers Compensation insurance and $20M public liability are current and certificates are emailed before any deposit is paid.
